A 1031 exchange is a vehicle used to defer capital gains taxes when selling existing real estate holdings.
One way to conduct a 1031 exchange is with a Delaware Statutory Trust (DST), recognized by the IRS as qualified replacement property for the transaction. DSTs provide turnkey solutions to complete exchanges for investors
who may not have the time, energy or the real estate expertise to find and/or manage a replacement property.

Qualified Opportunity Funds
A new investment approach with substantial tax incentives
The Tax Cuts and Jobs Act created the Opportunity Zone Program on December 22, 2017 to encourage long-term investments in targeted communities known as Opportunity Zones (OZ). Investment vehicles called Qualified Opportunity Funds (QOF) place at least 90% of the fund’s capital in property within OZs. Through a QOF, investors can defer and reduce their existing capital gains tax liability from a sale of a prior investment (stocks, bonds, real estate, business, art, etc.) while also eliminating future capital gains tax on returns earned from the QOF.
