Non-Traded REITs

An innovative way for individuals to invest in real estate

Real estate investment trusts (REITs) are a way for individuals to invest in institutional-quality commercial real estate properties that might otherwise be beyond their own purchasing ability.

Cantor Fitzgerald-managed non-traded REITs are designed to give investors access to diversified portfolios of income-producing commercial real estate and commercial real estate loans.

Cantor Fitzgerald Income Trust, Inc. (CF Income Trust) is a publicly registered, nontraded, monthly-valued perpetual real estate investment trust (REIT) that intends to acquire a diversified portfolio of stabilized income-producing commercial real estate and debt secured by commercial real estate and other real estate-related assets. 1031 Exchanges and Delaware Statutory Trusts (DSTs)

A tax-advantaged vehicle used to sell existing real estate holdings

A 1031 exchange is a vehicle often used when an individual is looking to sell investment real estate in a tax efficient manner enabling the indefinite deferral of capital gains tax.

One way to conduct a 1031 exchange is with a DST, recognized by the IRS as qualified replacement property for the transaction. DSTs provide turnkey solutions to complete exchanges for investors who may not have the time, energy or the real estate expertise to find and/or manage a replacement property.

Cantor Fitzgerald offers a variety of DST options comprised of institutional-quality properties for those seeking a passive solution to satisfying their 1031 exchange. Learn More

Qualified Opportunity Zone Programs

A new investment approach yielding potential tax advantages

The Tax Cuts and Jobs Act of 2017 created the Qualified Opportunity Zone Program offering investors potentially lucrative tax incentives to encourage long-term investments in designated communities knows as Opportunity Zones.

Investors may invest capital gains from a wide range of assets through investment vehicles called Qualified Opportunity Funds (QOF) and potentially benefit from a combination of tax incentives including the deferral of taxes owed, a step-up in basis on the original gain amount, and ultimately the elimination of future capital gains tax on any appreciation of the QOF. Other Private Placements

An opportunity to invest directly in privately held real estate

Private placements allow accredited investors to participate in real estate investments not available to most investors. Each deal offers a different risk-return profile and varies in nature between Core, Value-add and Opportunistic commercial real estate investment strategies. Some strategies may include significant tax benefits.
